Who Needs a Gas Safety Certificate –CP-12 ?

In 1996 the government passed legislation stating that all landlords who rent part, or all of a property, must have all gas appliances and pipe work checked and a certificate to prove it every 12 months.This work must be completed by a Gas Safe registered engineer. Landlords should also hold CP12 certificates for the properties they let. A CP12 certificate provides information about the gas safety checks carried out, and is evidence that the appliances have been checked and are safe for use.

Can I rent the property before I receive the Gas Safety Certificate?

No - The Health and Safety Executive (HSE) state that between 20 and 30 people are killed each year due to carbon monoxide (CO) poisoning, as a result of faulty appliances that have not been maintained or installed properly. For this reason you are legally obliged to produce a Gas Safety Certificate - CP12 for any tenant.

What’s a Gas Safety Certificate - CP12

According to the law in order to complete the Certificate the engineer will test all flues and gas appliances at the property. The Gas Safe registered engineer will check:

  1. the effectiveness of any flue;
  2. the supply of combustion air;
  3. its operating pressure or heat input or both;
  4. its operation so as to ensure its safe functioning,

The certificate will include the following information:

  • the date of the inspection and the property address
  • full details of the inspector, including his or her registration number
  • full details of all the gas appliances including their locations
  • any defects identified and details of any corrective action undertaken
  • whether a service has been carried out and on what date
