Portable Appliance Test (PAT)

Electrical Portable Appliance Test (PAT) is a test to check all the electrical appliances in a residential property to ensure everything is safe to use. Landlords are required by the Electricity at Work Regulations 1989 to maintain all portable appliances on their property. Property owners are required to get PAT before renting or selling their property.

PAT Cost

The cost of portable appliance testing varies depending on the nature and number of appliances. For example, PAT for a house with 05 portable equipment will cost less than a house with 10 portable appliances.

Along with PAT, the law also requires a landowner to obtain an electrical certificate for the hard wiring at the property. It is called an EICR.

Electrical Installation Condition Report (EICR)

As a landlord, you might also be required to submit an electrical certificate regarding the hard wiring of the property to the tenants. This certification is known as the Electrical Installation Condition Report (EICR).

EICR is a comprehensive report that includes inspection of the electrical wiring, earthing, sockets, switches, and the fuse board. For residential rental properties, EICR is recommended every 5 years.

The cost and time required for Portable Appliance Testing depend upon the type of electrical equipment and property.
